Community Eligibility & Leasing

Yes! All residents must be 55 or older.

There is a $35 application fee per applicant. A separate payment for the security deposit is also required upon move-in. Once your application is received, we’ll send a link so you can conveniently pay both online. 

Your combined gross income should be at least 1x times the rent. Don't hesitate to get in touch with us to learn how we verify!

Parking & Building Access

Each unit has its own garage with a private driveway!

Guests and delivery services will dial the resident's code, and the resident will receive a notification to allow expected guests into the gate.

Fees & Monthly Expenses

Electricity – We use Greystone Power for electricity services. You are responsible for obtaining electricity in your name and paid directly to the electricity provider.   

Water/Sewer - Residents are responsible for their own water expenses, based on your usage and paid with your rent. 

Trash –This is part of your Community Smart Bundle 

Pest – there is a $5 monthly charge per unit for pest control services.

Apartment Features & Layout

Our apartment homes are unfurnished so you can truly make the space your own. If you’d like recommendations for furnishing or décor, our team is always happy to help. 

Units are not supplied with washers & dryers. All residents must bring their own.

Grab bars are not standard in the units, but accommodations can be made upon request at the resident’s expense. Please let our team know if this is something you would like to explore! 

Each home at Hardy Springs are ground level cottages! 

Outdoor Spaces & Community Guidelines

For safety and accessibility, furniture is not permitted outside the front door unless written approval is provided by management. However, you are welcome to enjoy patio furniture on your back patio.

No, there is no security on-site.  Please contact the City of Dallas Police Department for any security issues or concerns. 

Guests, Visitors & Pets

 Absolutely! We encourage time with family and friends.  Please notify the office if you have a guest who will stay with you longer than three consecutive days, with a maximum of seven days.  You will also need to accompany your guests at all times when enjoying our amenity areas. 

Residents may bring up to two guests at a time when enjoying community amenities. 

No. Guests cannot bring a pet onto the property.  All animals on  Hardy Springs premises must be approved by management. 

Maintenance, Payments & Resident Services

Yes.  Online payments are required for rent and there are a variety of ways to pay.  Payments can be made with ACH, debit cards or credit cards.

Residents are encouraged to submit their work order requests online through our resident portal. Work orders can also be submitted in the office.
